How to Get a Real Estate License in Georgia

In the State of Georgia, exams, licensing, and continuing education for real estate agents are governed by the Georgia Real Estate Commission, www.grec.state.ga.us.

There are three basic real estate licenses in Georgia for individuals: a salesperson’s license, an associate broker/broker’s license, and a community association manager’s license. Generally, a salesperson’s license allows the holder to sell real estate only under the auspices of a licensed broker. (Salesperson’s licenses are generally what people refer to when they say they have a real estate license.)

To obtain the salesperson’s license, a person must be at least 18 years of age and a resident of the United States. A person may apply for licensing and begin taking courses at age 17, but the license will not be granted before age 18. A copy of the applicant’s Georgia Crime Information Report (GCIC) is also required, with explanations given for any criminal conviction or revocation of professional licensing. A person must be considered honest, and can be turned down based on criminal or professional disciplinary action that indicates they are dishonest. Other requirements include taking 75 hours of instruction as approved by the Georgia Real Estate Commission, or the college-level equivalent.

Those holding real estate licenses in other states, except for the State of Florida, may make application and ask that the educational requirements be waived. Generally, out-of-state applicants already holding a valid license from another state are given a real estate license in Georgia. However, because Florida does not grant this reciprocity to those holding a Georgia real estate salesperson’s license, the Georgia Real Estate Commission requires Florida license holders to undergo the Georgia-specific part of the real estate exam and adhere to related educational requirements.
