Options to Help Get More Money Out of Your Home

In many states currently the real estate market has slumped. Mostly due to the economy, but also due to the presidential changes that are coming. Within the state of Colorado this has become a very hard truth. In Colorado Springs it is normal to have a buyer come in and put in an offer on your home for 50,000 less that what you are asking for. Most recent issues have spread out into the small town surrounding Colorado Springs such as Falcon, Kiowa, and Calhan. Homes in these areas should be selling for 360,000 on average for a 4,000 square foot home. Instead people are having to sell their homes around 300,000 if not less.

The following however are some expert tips for real estate agents to help your home sell first and for what you are asking for it.

1. Bathrooms are large selling points.
a. Make sure you have soothing colors like taupe’s, cream’s, and/or pale greens on the walls
or accessories.
b. Clean excessively
c. No dark walls! This makes small bathrooms look minuscule.
d. If you do not have counter or cabinet space, go to your local Home Depot and purchase
bathroom cabinets. You can usually get a mirror cabinet for 40.00 and you will make a
potential home buyer much happier.

2. Different colored paint in every room can be a huge turn off
a. Make sure if you have a paint color other than white that it ties into the rest of your home. If
it does not go through and repaint.
b. Really dark colors like plums, reds, and navy can make rooms feel smaller and are daunting
for potential homebuyers.

3. Clutter can be a deal breaker!
a. Rent a storage unit and pull out as much furniture and clutter within your home and put it in
the storage unit. You may like your cozy place but most potential home buyers do not have
the imagination to picture your home in any way but how you have it. The less you have
cluttering your spaces the better.

4. Carpet is very key.
a. If you have decent carpeting just make sure you have it professionally cleaned.
b. If you have wood floors use a shining liquid before each open house such as Murphy’s Soap,
or Orange Glo.
c. If your carpeting looks as old as your home, invest in new carpeting. Giving an allowance for
the carpet is not always a good option because most potential home buyers do not want to go
through the hassle of new carpet.

5. Closet space and organization.
a. Big closets help sell homes. If you do not have a large closet by a permanent closet organizer
that will assist in making your closet look uncluttered and larger.
b. Pack up clothes you don’t wear currently and put them in storage this will help make your
closet look bigger.

6. Curb Appeal
a. If your home does not look pretty from the outside a lot of homeowners won’t take the time to
go inside. This is a classic judging the book by its cover. Make sure you put flower pots
or hanging plants near doorways.
b. Mow your grass!
c. If your have not landscaped your home, contemplate investing in this before you try and sell.
You can add sod rather quickly in a small front yard and it will only cost you a couple
hundred dollars.
d. If you live in a drier climate such as Colorado use rocks or pebbles to cover large areas of
your yard. Dirt does not sell.

These six tips are not a cure all for the bad economic situation most of America is experiencing. However there are people that are purchasing homes still the key here is to be the most appealing of the group. The more effort you put forth the easier it will be to sell.
