Setting the Stage: How to Sell Your House Faster
A simple yet very effective way to move your house faster is to Stage it. This involves making the house look as special as possible. There are many ways you can do this.
You can start by taking out the trash every day, pick up after yourself, you know… things your mother taught you to do. Sorry, I hate to tell you but you will never get away from having to take out the trash. Well, unless you have kids. But that’s for another day.
Dust, dust, dust. And just for the heck of it, dust. You know those dust bunnies under the beds and dressers, behind the refrigerator and behind the microwave? They will have to go.
If you have hard wood floors, it is always nice to lay a few area rugs. I personally prefer the big faux fur rugs for the bedoorms and living areas but thats just my choice.
Try baking cookies or bread when prospective buyers come knocking. The aroma will fill the house and make it seem warm and cozy. People will remember your house as being “friendly and inviting”.
If you are trying to sell your own home, you might want to send the kids to the neighbors or grandma’s house for a few hours as well as any pets. Remember, there ARE people who do not like pets or are allergic to them and having them around could be a detriment. Unfortunately, the same goes for children.
You also do not need the distractions of babies crying or children making messes everywhere.
Next, you will want to make sure the carpets are cleaned properly. Nothing will turn prospective buyers away like a dirty carpet. It just does not sit well with clients for some reason.
Decorate the home with flowers exerywhere. Not only will they add to the pleasant odors in the air, but they will help bring a sense of the outdoors, ie. spaciousness to the house.
There are numerous other things that can be done when staging your house, but these are the top ones that will definately cause your house to rank amongst the best.
As you can see, staging your house is a very important step when selling a house. Whether it be your own or one that you are “flipping”, you are “settibg the stafe”, so st speak, for making that sale.
