Solano County Real Estate

Solano County county is home to the beautiful rolling hills, home to the elegant Napa Valley, home to Six Flags Marine World Theme Park, and as for all of us who live here, home to many more homes than ever before. For the past decade, home builders have demolished and bulldozed many hills, valleys and fields to make room for new homes. As a Vallejo resident for almost two decades, when I first arrived to this old western, “country-like” town, looking outside your window and seeing golden rolling hills was the norm. Never in my mind would I have ever imaged Vallejo becoming a crowded, over populated city for it’s size. Five minutes down I-80 would get you across the bridge to Hercules, Pinole and Richmond. Five minutes up I-80 would get you to Fairfield, Green Valley, and Suisun. East of Vallejo is the beautiful city of Benicia.

In the early 90’s my father bought our first starter home in Vallejo for just over $100,000. Today that exact same house is going for $400,000. Imagine the prices of homes in San Francisco and Marin Counties, Alameda Counties, San Jose and Silicon Valley. As real estate prices went up, the people started to migrate outward. Solano County for the past few years has been a hot-spot for people in the Bay Area to move to. Since it is not expensive as many other counties, Solano County offers a better bang for your buck when it comes to homes.

Hyde Park in Vallejo, CA is a new development just above the Vallejo Plaza shopping Center and the Target Center. The homes range from the low $800,000’s to the low $1,000,000’s. Hyde Park is a gated community with a beautiful European theme. The homes range from 2,500 square feet to I believe around 4,000 square feet, with up to 5 bedrooms and an office for dad. Just in that same area, off Ascot Parkway and Redwood St., newly built homes within the last 1-5 years has sprung up and are in the $700,000 thousand dollar range. Hiddenbrooke in Vallejo was home of the LPGA golf tour for a few years is also a gated community. There are a number of developers and models to choose from in Hiddenbrooke. At this point, only a few more developments will be built since most of Hiddenbrooke has been developed. The houses here range from the mid $650,000’s on up to well over one million dollars.

The developments I have listed are not even half of the developments around this area being built or was built recently. As you can see, Solano County has grown and homes of that size for that much money is why many people in the past 3 years have been moving out this way. As homes closer to the big city of San Francisco become even more expensive look for Solano County real estate to also grow and expand out, as well as the other suburban counties.

Although the cost of homes are very high, for investors, it is a good thing. With mortgages reflecting the value, becoming financially secure in this market is brighter than ever. For the home buyer, it is great that houses are rising in value and in the long-run, the equity in the house will grow. Solano County is a great place to buy real estate because of it’s relative location to both San Francisco and Sacramento, but also because of the lower, “but rising” prices compared to other cities and counties in the Bay Area.
